Why Did My Contractor Disappear? Prevention and Next Steps

Document the work status, payments, messages, permits, and site condition, then seek jurisdiction-specific guidance before hiring someone to alter disputed work.

The short answer

This guide provides general information, not legal advice. A clear scope defines included work, exclusions, allowances, responsibilities, inspections, payment milestones, and closeout.

What changes the answer for a DMV home

Virginia, Maryland, and DC have different licensing and complaint channels, so use the authority for the project address. Northern Virginia, Maryland, and Washington, DC each use different contractor licensing systems. Verify the license through the official state or district authority, and confirm who will obtain permits for the project address.

What to review before requesting a proposal

• The rooms or problems the project must solve
• Existing conditions that may affect structure or building systems
• Product, finish, storage, accessibility, and layout priorities
• Permit, HOA, parking, access, or occupied-home constraints
• A comfortable investment range and contingency for unknown conditions

How to compare the options

Compare complete scope rather than isolated prices. Check what is included, what remains an allowance, who coordinates permits and inspections, how changes are approved, and what conditions could alter the schedule.

A practical next step

Collect photos, measurements, inspiration, known property documents, and a short list of must-haves. An on-site consultation can then focus on feasibility and scope instead of guessing from averages.
